House painting cost, in short

In Tim Rochford's experience, most Arizona homeowners spend between $1,500 and $5,000 for a full interior repaint of an average-sized home. In Tim Rochford's experience, a single room typically runs $400 to $1,200, depending on its size and condition. Professional cabinet repainting typically ranges from $2,000 to $5,000, depending on the number of cabinets, their condition and the complexity of the job. Tim writes an exterior price on your estimate after the visit.

The published ranges

What iPaintHomes has published on price

Each range covers many homes. The price for yours comes from measuring it, and it is written on the estimate.

What moves the price

Why two homes the same size get different prices

Tim Rochford writes the estimates and checks in on every job. He looks at each of these at the visit, and they are why the ranges above are wide.

  1. Prep

Prep is the work before the paint: covering floors and furniture, masking edges with paper and tape, filling nail holes, patching cracks and sanding. A house that needs more of it takes more hours. In his post on interior walls, Tim notes that kitchens and bathrooms often cost more per square foot because of the added prep and the paints those rooms need.

  2. Condition

Walls and trim in good shape need a clean and a light sanding. Peeling paint, water stains, cracked caulk and old patches that show through need more work before a new coat goes on, and that work is part of the price.

  3. Height

Two-story entries, stair walls and vaulted ceilings take tall ladders and more cutting in by hand. A room with a vaulted ceiling takes longer than a room the same size with a flat one, and the same goes for the second story outside.

  4. Colors

Each added color adds a line where two colors meet, and each line is cut in by hand. A big change, such as dark walls going light, can need an extra coat to cover.

  5. Cabinet doors and drawers

Cabinets are priced by count. Tim counts the boxes, doors and drawer fronts at the visit. The hinges and pulls come off, and each door and drawer front is painted on its face, its back and its edges, so a kitchen with more doors takes longer.

  6. Paint

Tim Rochford uses premium paints such as Sherwin-Williams and Benjamin Moore. The paint and the sheen for each surface are listed on your estimate.

Exterior pricing

What goes into an exterior price

There is no flat price for the outside of a house. Tim walks the outside with you, measures, and writes the price on your estimate after the visit.

  1. The size of the house

More wall, fascia and trim takes more paint and more hours, so Tim measures the outside of the house at the visit.

  2. How many stories

A second story puts more of the stucco, fascia and trim at the top of a tall ladder, which takes longer to prep and paint.

  3. Stucco and trim repair

Cracked stucco, failed caulk and damaged fascia or trim are repaired before the first coat. A house with a lot to fix takes longer than one in good shape, and each repair is written on the estimate.

  4. How many colors

A body color with one trim color is the simplest scheme. An accent band, a front door or garage doors in their own color each add lines that are cut in by hand.

  5. HOA approval

If your HOA has an approved color list, Tim plans the colors from it. If a color change needs HOA approval, get it before the work is scheduled, so the colors on the estimate are the ones that go on the house.
