Exterior painting, in short

iPaintHomes repaints the outside of existing homes across the East Valley of the Phoenix area: stucco walls, fascia and eaves, trim, front doors and garage doors. Cracked stucco, failed caulk and damaged wood are repaired before the first coat. It is for homeowners whose paint has faded, chalked or peeled in the Arizona sun, and for anyone who needs a new color their HOA will approve.

What gets painted

Every painted surface on the outside

An exterior repaint covers each painted surface you can see from the yard and the street, and each one wears in its own way.

  • Stucco walls

Most East Valley homes are stucco. Hairline cracks, chips and old patches are repaired first, then the walls take the body color.

  • Fascia and eaves

The wood along the roof line takes direct sun all day, and it is often the first place paint peels. Loose paint is scraped and sanded, and bare wood is primed before the finish coats.

  • Trim, pop-outs and window surrounds

Accent bands and window trim usually carry a second color. Cracked caulk at the joints is redone so monsoon rain stays out of the wall.

  • Front doors

A front door can take a stronger color than the rest of the house. The door is cleaned and sanded before it is painted.

  • Garage doors

On many homes the garage door is the biggest painted surface facing the street. It is painted to match the body or the trim, whichever you and your HOA choose.

Arizona weather

What sun and monsoon storms do to paint

Sun does most of the damage. UV light breaks down the paint film and fades the color, and the south and west walls show it first. Rub a hand across a sunny wall: a chalky residue means the coating is wearing thin.

Monsoon storms then find the weak spots. Wind-driven rain gets into open stucco cracks and failed caulk joints, and paint near the fascia and around the windows starts to peel or bubble. A new coat over those spots fails early, which is why the repairs are written into the exterior estimate.

Tim Rochford has 30 years of experience painting Arizona homes. He writes about both problems in his posts on how exterior paint protects Arizona homes and monsoon season and exterior paint.

Colors and HOA rules

Picking exterior colors your HOA will approve

Many East Valley neighborhoods have an HOA with an approved list of colors for stucco, trim and doors. Bring the list, or your approval letter, to the estimate visit. Tim plans the body, trim and door colors from it, and the colors are written on the estimate.

No HOA? Color consultation is part of Tim Rochford's service. A color reads lighter in full Arizona sun than it does on a chip indoors, so look at samples on the wall in the morning and again late in the day before you choose.

Tim’s posts on front door colors for Arizona and exterior paint finishes go through the choices one at a time.

Homeowners on their exterior repaints

We needed the exterior of our home painted, but it also needed some TLC when it came to the stucco. They did a lot of patchwork and prep, and the finished job looks fantastic.

The crew went above and beyond with preparation, meticulously repairing caulking, stucco, and wood surfaces as needed, which is a true mark of quality.

How the job goes

From the walk-around to the last coat

Tim Rochford writes the estimates and checks in on every job. The same person who measured your house is the one checking the work.

  1. Tim walks the outside with you

He walks around the house, looks at the stucco, fascia, trim and doors, and measures. Have your HOA color rules handy if your neighborhood has them.

  2. You read a written estimate

The estimate lists each surface, the repairs, the paint and the colors, so you know what the job includes before you say yes.

  3. Repairs and prep come first

Cracked stucco is patched, failed caulk is redone, and loose paint on the fascia and trim is scraped and sanded. Windows, fixtures and walkways are covered before any paint goes on.

  4. Body, then trim and doors

The body color goes on the stucco first. Fascia, trim, the front door and the garage door get their colors after, with clean lines where two colors meet. Tim checks in on the job while the crew paints, and the crew cleans up before they leave.

Questions

What homeowners ask before an exterior repaint

How do I know my stucco needs repainting?

Rub your hand across a sunny wall. Chalky residue on your palm means the paint film is breaking down. Other signs are color that looks lighter on the south and west walls, hairline cracks in the stucco, and peeling on the fascia, trim and doors. Tim looks at each of these during the estimate visit.

Can you paint my house in colors my HOA has approved?

Yes. Bring your HOA’s approved color list or approval letter to the estimate visit, and Tim plans the body, trim and door colors from it. If your HOA has to approve a color change first, get that approval before the work is scheduled.

Do you repair stucco and caulk before painting?

Yes. Cracked stucco is patched, failed caulk is redone, and damaged wood on the fascia and trim is repaired before any paint goes on. The repair work is written into the estimate, so you can see it before you decide.

What paint goes on the outside of the house?

Tim Rochford uses premium paints such as Sherwin-Williams and Benjamin Moore. The paint and the sheen for each surface are listed on your estimate.

How much does it cost to paint the outside of a house?

The price depends on the size of the house, how much stucco, caulk and wood repair it needs, and how many colors you choose. Tim measures the house at the estimate visit and writes the price on the estimate.
